Core Essentials Inspection

A definitive, top-to-bottom visual examination of the home’s primary systems. We evaluate the roof, structure, foundation, exterior siding, windows and doors, as well as the electrical panels, plumbing, and HVAC systems using clear, straight-talk language. You receive a highly detailed, modern digital report with photo-mapped defects to give you total clarity on the home's condition before you buy or sell. This is the bedrock foundation of your property assessment.

 

Base Investment: $475.00 (Up to 3,000 sq. ft.)

 

Size Adjustments: Add $100.00 for every additional 1,000 sq. ft. over 3,000.

 

Age Adjustments: (55–75 years): Add $50.00 for homes between 55 and 75 years old.

 

Age Adjustments: (75+ years): Add $100.00 for vintage properties 75 years of age and older.

This specialized pre-listing check is a strategic tool for listing agents designed to quickly identify significant, red-flag defects that could derail escrow, delay a closing, or negatively impact the home's valuation. By uncovering high-priority repairs before the property hits the MLS, you retain control over the transaction timeline and repair negotiations.This service is a strategic transaction screen and is not a substitute for a full, comprehensive buyer's home inspection.

Stand-Alone Diagnostic Services

Sewer Scope Assessment | $200.00

A high-definition video camera inspection of the main lateral sewer line from the house to the municipal main or septic tank to evaluate structural integrity, root intrusion, blockages, or pipe offsets. Rules: Requires a readily accessible exterior cleanout or main basement stack. We do not pull toilets or access roof stacks in unsafe weather. Homes built before 1980 add $75.00. Visual documentation of a physical obstruction constitutes a completed evaluation.

 Radon Gas Testing | $200.00

Independent 48-hour assessment utilizing the high-precision Airthings Corentium Pro continuous digital monitor. Fully certified and licensed reporting to verify accurate, real-time environmental data. Results are delivered in an emailed document the day the test is completed.

 

Accessory & Outbuilding Add-Ons

A comprehensive visual assessment of a detached accessory dwelling unit to evaluate its structural, electrical, HVAC, and plumbing systems.

 

ADU: Under 600 sq. ft. (Studio) | $200.00

 

​ADU: 601 to 999 sq. ft. (1-2 Bed) | $300.00 

ADU: 1,000 to 1,200 sq. ft. (Full 2nd Residence) | $400.00

ADUs exceeding 1,200 sq. ft. require a standalone Core Essentials Inspection.

Standard Garage (No Utilities/Basic Elec) | $125.00

Focus: Structure, roof, and overhead door safety.

Mechanical Garage / Workshop | $225.00 

Focus: Structure, roof, overhead safety, testing drains, gas lines, and sub-panels.
